Our Southeast Arizona Bed and Breakfast Vision

Our Southeast Arizona Bed and Breakfast was envisioned to have a theme that fit the history and lifestyle of Cochise County. We chose to have our four rooms reflect the traditions and lifestyles that have influenced the way Southeast Arizona has evolved over the years: from the time of the Conquistadors, to the Old West and today, the birding enthusiast and nature lover. The items that are common to the theme of each room have been purchased to enhance the specific room. The ambiance of the property was created with eclectic design for the pleasure of our guests and gives them a museum-like experience in each room. Bird Room:

This room is perfect for the naturalist who likes to bird watch and get out into the back country. The light and airy room faces east toward the tree line at the San Pedro River with the Dragoon Mountains in the background. The Bird Room offers images and items that are part of what makes Southeast Arizona attractive to naturalists. This is our most popular room for those who come to see the migratory birds and stay at our San Pedro River B and B. On the wall to the left of the bed hangs an old quilt from the 1950′s displaying the 48 state birds and flowers. Find yours!

Cowboy Room:

This room is for the Old West enthusiast. Decorated with Victorian vintage antiques, the room harkens the day of the old cowboys, banditos and lawmen that rode the range. The room has a view to the east of the tree-lined San Pedro River with the Dragoon Mountains in the background. The ceiling of the room is finished with a circa 1895 tin ceiling that came from the refurbished Glendale Arizona courthouse. There are many items on display from wanted posters, old clothing to the dead man’s hand, aces and eights. But do you know what the 5th card was?

Prospector Room:

“Eureka!” was the cry of the old prospectors when they found the mother lode. This room theme reflects the dreams of the miners, and the mines and ghost towns that dot this part of Southeast Arizona. The view from the room faces west toward the Whetstone Mountains, home of Kartchner Caverns and the Huachuca Mountains to the south. This room, done in the style of the late 1890s and early 1900s, has old mining artifacts, minerals and maps. The ceiling is finished with a copper colored tin ceiling that has been restored from Glendale Arizona Courthouse, circa 1895.

Mission Room:

The Mission Room reflects the culture brought by the old Spanish Padres and the landmarks that they left in Southeast Arizona. The view from the room is southeast toward the cottonwood trees that line the San Pedro River with the Dragoon Mountains in the background. This room is done in the style of the old Spanish padres that came to spread the faith with religious articles including a mid-1900s hand carved Santo. The bath has a talavera sink with tile top and the bath is decorated in Day of the Dead

Policies

  • Payment
    Down By The River Bed And Breakfast requires, at the time of the registration, prepayment of one night, or if more than one night, half (1/2) the charge of your stay, including tax. The balance is due upon arrival. We accept cash, Debit Cards, Master Charge, Visa  and American Express. We do not accept personal checks.
  • Cancellation
    Cancellation of the reservation is allowed up to 10 days prior to the stay less a $25.00 charge. Cancellation less than 10 days to the day of arrival will not be refunded but the amount, less $50.00, can be used to reserve another stay that occurs within the next 12 months. The room rate will be prevailing rate at the time of reservation. Cancellations on the day of arrival will be charged the full amount of the stay.
  • Special Note: Because we are a small property, on special event weekends or holidays cancellation refunds will be given only if the room can be rebooked.
  • Check-in and Check-out Times
    Check-in time is from 3 PM to 6 PM. If you are going to arrive later than 6 PM call ahead to let us know so that we can be here to greet you. Check in times after 8:00 must be confirmed prior to the reservation being made. If you arrive prior to the normal check in time, the room may not be ready but we do have facilities to store your baggage.
  • Our normal check out time is at 11 AM and we ask you to please respect this time since we need to have the rooms ready for guests arriving later that day. If a later check out time is desired, or if you wish to have your luggage stored until you are ready to leave, we ask to be informed of the request the night before departure. Since we do all the cleaning and laundry without hired help, this reduces the time that we have to prepare for incoming guests. There is no charge for storing luggage if the room is vacated but we will charge $25 per hour for late checkouts. Final checkouts must be no later than 12:30 PM or there will be a charge of an additional $100.
  • Other Policies
  • Feel free to bring your own beverages for your use. Only the three larger rooms have a microwave, but all the other rooms have refrigerator, dishes and service ware for your use in preparing meals. Additionally there is a gas barbeque and utensils available for your use.
  • Even though we love our grandchildren, for the comfort of our guests we ask that children be at least 10 years old.
  • Due to some of our guests having allergies to animal dander, we request that you don't bring your pets during your visit. We have had guests that keep their pets outside in their cars which is an acceptable alternative. The property is large enough for horses and if you have your own panels for pens, horses can be brought to the property. Clean up of the area is requested.
  • Sometimes guests leave items in their rooms. We will try to phone you at your contact number if we find something right after you have left so that you can return to get it. If you wish it shipped to you please understand that we will charge your credit card for the cost of shipping plus a $10.00 handling fee.
  • Sometimes guests will lose the key to the room. It is inconvenient to us, requires us to have a replacement key made and to purchase another key chain. In the event that you lose the key to your room your credit card will be charged $25 or you can reduce this charge to $20 if you pay in cash.
  • Smoking
  • Arizona passed a referendum that requires all buildings that are open to the public to be smoke free. Because of this law, smoking is only allowed outside of the building and not within 20 feet of the main entrance.  Due to the natural landscape, the risk of fire is very high around the property so please extinguish all smoking materials in a proper manner in the ashtrays provided. Some people are sensitive to tobacco smoke, please be considerate of our non-smoking guests.  If a guest room requires clean up because of smoking odors, a $300 cleaning fee will be assessed to the guest’s charge card.
