Bird Room:

The bird room is decorated for one of the major fun activities in the southeastern Arizona area – Bird Watching! The main wall in the room has an antique quilt of only 48 states with the state birds and flowers on it.. Find yours! The room has a king size bed with a 3″ memory foam topper. The room is accented with a beautiful Beehive fireplace. For those that want to lay back and relax their tired muscles from a hike to spot that summer tanager or vermilion fly catcher, there is a whirlpool tub to be enjoyed. If you like, you may use the house BBQ to prepare an evening meal. A kitchenette with a refrigerator, microwave, dishes, utensils, coffee maker, and a table for dining is in the room. The room’s private patio has a view of the cottonwood tree line along the San Pedro River with the Cochise Stronghold mountain range in the background. During your stay you may be lucky and catch some of our spectacular shooting star displays from your patio.

Cowboy Room:

The Cowboy room brings you right back to the Circa of the 1880’s, but with a lot more comfort in mind. The old cast iron bed headboard and the 1890 tin ceiling reflects the era of Old West days gone by. A Victorian vanity with full mirror is just one of the rooms many unique western accents. This room has a king size bed, with a memory foam topper.  The room boasts a Beehive fireplace, as well as its Vintage ceiling that makes for a nice retreat to kick off your boots and relax from the day spent wandering around the town of Tombstone. Our whirlpool tub will be a welcoming sight at the end of the day. This room has a kitchenette with a refrigerator, microwave, dishes, utensils, coffee maker and a table for in room dining. Guest have access to two very scenic common outdoor dining areas as well as use of the house BBQ. This room is one of our two premier suites that have their own private outdoor patio with table and chairs for a more private setting.

Prospector Room:

The Prospector room is done up in the fashion of an old mining town bedroom , only with tons more comfort added. There’s a antique brass bed with many other period correct antiques pieces of furniture such as a Dresser, Radio and Icebox from that era. The room has a king size bed with a memory foam topper. a refrigerator, microwave, dishes, utensils, and a coffeemaker. And a table and chairs for dining. This room also features antique scales, mining equipment and various minerals for you to look at. There are also old mining shares from Arizona mines that can be seen. The bathroom sink has been custom made from an old antique chest of drawers and a hand made copper top and sink. The vistas of the Wetstone Mountains, home of Kartchner Caverns and the Huachuca Mountain to the south can be seen from the window or on the rooms private patio equipped with a table and chairs. During your stay you may be lucky and catch one of the spectacular Arizona sunsets.

Mission Room:

The mission room is done in the fashion of the old Spanish padres, only with a lot more comfort. The hand carved wooden headboard reflects what you might have have seen at that time. Also the old church chairs along with the stand fit into the tradition that you would expect in this room. The niche over the door holds a hand carved Santo. The room has a comfortable queen size bed with a 3″ memory foam topper. You also have a microwave, a refrigerator, coffee maker, dishes and flatware. Talavera as well as Day of the Dead Calavera pieces are featured in the bathroom. The patio doorway leads out to the covered porch and has the view of the cottonwood tree line along the San Pedro River with the Cochise Stronghold mountain range in the background. During your stay you may be lucky and catch one of the spectacular Arizona sunrises from the patio of this room, or watch the countless hummingbirds on their feeders.

Policies

  • Payment
    Down By The River Bed And Breakfast now uses Square for credit card processing.
  • At the time of the registration you will need a valid Credit Card to hold your booking.
  • Nothing will be charged to your card until you check out.
  • We accept cash, Debit Cards, Master Charge, Visa  and American Express.                                                     We do not accept personal checks.
  • Cancellation
    Cancellation of the reservation is allowed up to 10 days prior to the stay less a $25.00 charge. Cancellation less than 10 days to the day of arrival will not be refunded but the amount, less $50.00, can be used to reserve another stay that occurs within the next 12 months. The room rate will be prevailing rate at the time of reservation. Cancellations on the day of arrival will be charged the full amount of the stay.
  • Special Note: Because we are a small property, on special event weekends or holidays cancellation refunds will be given only if the room can be rebooked.
  • Check-in and Check-out Times
    Check-in time is from 3 PM to 6 PM. If you are going to arrive later than 6 PM call ahead to let us know so that we can be here to greet you. Check in times after 8 PM must be confirmed prior to the reservation being made. If you need arrive prior to the normal check in time, the house may not be ready but we do have facilities to store your baggage.
  • (We do have an automated gate that does not open until 3 PM so any arrivals prior to 3 PM will need to be arranged in advance)
  • Our normal check out time is at 11 AM and we ask you to please respect this time since we need to have the rooms ready for guests arriving later that day. If a later check out time is desired, or if you wish to have your luggage stored until you are ready to leave, we ask to be informed of the request the night before departure. Since we do all the cleaning and laundry without hired help, this reduces the time that we have to prepare for incoming guests. There is no charge for storing luggage if the room is vacated but we will charge $25 per hour for late checkouts. Final checkouts must be no later than 12:00 PM or there will be a charge of an additional $100.
  • Other Policies
  • Feel free to bring your own Food or Beverages for your use. All rooms have a Microwave and  Refrigerator, dishes and service ware for your use in preparing meals. Additionally there is a gas barbecue and utensils available for your use.
  • Even though we love our children, for the comfort of our guests we ask that children be at least 12 years old.
  • Due to some of our guests having allergies to animal dander, we request that you don't bring your pets during your visit. (Including Service Animals) The property is large enough for horses and if you have your own panels for pens, horses can be brought to the property. Clean up of the area is required.
  • Sometimes guests leave items in their rooms. We will try to phone you at your contact number if we find something right after you have left so that you can return to get it. If you wish it shipped to you please understand that we will charge your credit card for the cost of shipping plus a $10.00 handling fee.
  • Sometimes guests will lose the key to the room. It is inconvenient to us, requires us to have a replacement key made and to purchase another key chain. In the event that you lose the key to your room your credit card will be charged $25 or you can reduce this charge to $20 if you pay in cash.
  • Smoking
  • Arizona passed a referendum that requires all buildings that are open to the public to be smoke free. Because of this law, smoking is only allowed outside of the building and not within 20 feet of the main entrance.  Due to the natural landscape, the risk of fire is very high around the property so please extinguish all smoking materials in a proper manner in the ashtrays provided. Some people are sensitive to tobacco smoke, please be considerate of our non-smoking guests.  If a guest room requires clean up because of smoking odors, a $300 cleaning fee will be assessed to the guest’s charge card.
